Greater London Properties (GLP) are delighted to bring to market this beautifully refurbished four-bedroom family home in the heart of Herne Hill.

The first thing you notice is the width. The house is one-and-a-half width rather than double-fronted, which gives a great deal more space inside and much better proportions than the long, narrow rooms you so often find in a Victorian terrace, particularly once they have been knocked through.

The house was completely gutted and taken back to brick in 2007–8. New foundations were dug beneath the kitchen at the rear, which was extended considerably under Permitted Development, and the house was rewired and replumbed throughout, with the majority of the wiring and pipework concealed within the walls and beneath the floors.

You enter into a welcoming hallway with engineered wooden flooring, generous built-in storage and a cloakroom beside the front door. Two reception rooms, separated by wooden bi-fold doors, run off the hallway and can be used together as one grand entertaining space or closed off as two distinct rooms. The rear reception room is lined with bookshelves and has its own doorway leading, via a bespoke wrought-iron staircase by Tilley's London Castings, down to the conservatory.

To the rear, the kitchen, dining area and conservatory form a wonderful open, light-filled family space with slate flooring throughout and underfloor heating in the conservatory. The conservatory was added in 2013 with full planning permission and was properly constructed on foundations. Between the rear reception room and the conservatory sits a pretty courtyard, which brings light deep into the centre of the house.

The kitchen was installed in 2022 and is a high-specification Olive & Barr wooden kitchen, with every unit and cupboard hand-painted by brush by a professional kitchen painter and finished with solid brass handles by Jim Lawrence. The worktops are copper, made by Modem Worktops, and there is a double white Butler-style sink with waste disposal. Appliances include a Rangemaster electric range (two ovens and a separate grill) with induction hob and extractor hood, a Bosch built-in microwave, a Bosch dishwasher, a Hoover wine fridge and a concealed bin cupboard. A built-in pantry-larder offers a slate shelf, three wooden shelves and three large drawers, with both cupboard doors lined with shelving for spices and jars. Brick-effect tiling runs behind the range and along the remainder of that wall, and two square saucepan racks hang above the peninsula. Bespoke plantation shutters by Plantation Shutters of Battersea were fitted in the kitchen and utility room at the same time.

A pocket door leads through to the utility room, fitted with a Bosch washing machine, Bosch tumble dryer with a pull-out shelf beneath, a white Butler-style sink with hose tap, a Sheila Maid airer and a lockable cat flap.

Upstairs, all four bedrooms have en-suite facilities — the two largest each with a full bathroom incorporating both bath and shower, and the remaining two with en-suite wet rooms. Every bathroom is fully tiled, floor and walls. There is extensive fitted storage in every bedroom, as well as under the stairs and in the kitchen-diner, and discreet, very low-voltage ankle-height stair lights can be left on overnight.

Above that is a carpeted loft room, tucked away from the rest of the house. It makes an excellent home office or study, or a hideaway for a teenager who wants somewhere of their own.

Outside, both the front and rear gardens are lit, and there are outside taps front and back plus an external electricity socket to the rear. The good-sized garden shed has been recently re-roofed and benefits from both lighting and power. An extendable Roche awning, installed in 2021, shades the area immediately behind the house. To the front, there is off-street parking for two cars.

Specification & Practical Points

Water pressure: excellent. In addition to the full replumb in 2007–8, the vendors paid for Thames Water to replace the supply pipework from the house to the main in the road. All lead piping has been removed.

Heating: gas central heating to the main part of the house, served by a Worcester Bosch boiler in the roof, serviced annually.

Air conditioning: the rear of the ground floor is air conditioned, with the unit doubling as an air heater — highly effective and economical to run. The consumer unit is sited at the end of the garden behind the shed.

Security & safety: alarm system, serviced annually, plus integral smoke alarms and a carbon monoxide detector. An intercom links the front door buzzer to internal telephones in the kitchen, on the landing and in the hallway, so callers can be spoken to before the door is opened.

Lighting: spotlights to the hallway, landings, bathrooms, kitchen and dining area, the latter on dimmers, with two large Jim Lawrence globe lights above the dining table.

Roof: both the pitched roof and the flat roof over the rear extension have been replaced within the past few years.

Services: two fuse boards — one in the downstairs cloakroom alongside the gas and electricity meters, the second in the utility room serving the range cooker and air conditioning. The stopcock is behind the WC in the downstairs cloakroom; the water meter is in the road.

Access: an easily accessible sewer access hatch in the front drive and a roofing eye in the courtyard.

Location

Herne Hill is one of South London's most sought-after addresses. It has a village feel to it, with independent shops, very good bakeries and cafés and a warm community, while staying remarkably well connected to the City and the West End.

Green space and leisure. Brockwell Park is on the doorstep: fifty acres of rolling parkland with spectacular views back across the London skyline, a walled garden, a duck pond and the much-loved Brockwell Lido, the beautifully restored 1937 open-air pool that is the heart of local life all summer long. Dulwich Park, with its boating lake and tree-lined avenues, is a short walk or cycle in the other direction. Between them, and with tennis courts, a gym, the velodrome at Herne Hill and numerous local clubs, sports and outdoor facilities are exceptional.

Eating and drinking. Herne Hill and neighbouring Dulwich Village have a very good range of restaurants, gastropubs, delis and independent cafés, the sort of places locals go back to week after week.

Community. People here know their neighbours. The Herne Hill Sunday market draws the crowds every week, and there are local fairs, seasonal events and community gatherings right through the year. It is the thing buyers tell us they notice most once they have moved in.

Schools. Education is one of the great strengths of this part of South London, and plenty of families move here for it. On the state side, Judith Kerr Primary School, Dulwich Village C of E Infants' School, Dulwich Hamlet Junior School and St Saviour's C of E Primary are all within easy reach, with The Charter School North Dulwich, Kingsdale Foundation School and Harris Academy Dulwich among the well-regarded secondary options nearby.

The independent provision is equally strong: James Allen's Girls' School (JAGS), Alleyn's School and Dulwich College are all a short journey away, along with Dulwich Prep London, Rosemead Preparatory School and Herne Hill School for the earlier years. We would always recommend checking current catchment areas and admissions criteria directly with the schools and the relevant local authority.

Transport. The links are excellent, and better than many buyers expect. A ten-minute walk in one direction brings you to Brixton and the Victoria line, putting Victoria, Oxford Circus, Green Park and King's Cross St Pancras within a straightforward journey. Ten minutes in the other direction, Herne Hill station offers Thameslink and Southeastern services to Victoria, Blackfriars, City Thameslink, Farringdon and St Pancras International, useful for the City and for Eurostar connections. Numerous bus routes serve the area, running into the West End, the City, Clapham and beyond.

In Summary

Houses of this width, in this condition, very rarely come to market in Herne Hill. The combination of generous proportions, a complete top-to-bottom refurbishment, four en-suite bedrooms plus a loft room, a superb 2022 kitchen and off-street parking for two cars makes this a turnkey family home in one of South London's most desirable neighbourhoods.

We have been in this house for almost 20 years and will certainly miss it when we leave.

Spenser Road is one of the streets that makes up an area called Poets’ Corner and , unusually, there are lots of different types of house in the road. I was told that this is because the builder tried out different styles when he (almost certainly not she!) built the houses. For me at least, this helps to make the road (and the other similar ones) very visually appealing and enhances my feelings about living in this house. It has been a wonderful place to come home to and I/we will leave it with sadness.

The location is amazing. The ease of access to transport systems (Brixton Tube & Herne Hill stations) with direct connections all over London is fantastic. Getting back from late night theatre, or meetings with friends, is easy and I can honestly say that in all the time I have lived here, I have never felt in the slightest bit nervous about walking home alone late at night.

The road is generally quiet and the neighbours are perfect – just the right blend of helpful and friendly, when needed, without being too overwhelming or inquisitive! Every year, there is a Poets’ Corner Street Party so we have had the opportunity to meet people from all the surrounding streets engendering a real sense of belonging.

There is a lot going on in the area. The proximity to Brockwell Park and Lido mean that there is always somewhere nice to walk, or simply relax – and the pool is fantastic. There are lots of cafés and really excellent restaurants within walking distance and the Herne Hill Sunday market is brilliant! Sitting almost halfway between Brixton and Herne Hill ensures that we have access to a wide variety of almost everything London has to offer. And, there are several celebrities living in the area, so it’s not unlikely to find oneself in the coffee queue next to the star from the film you watched last night!
